Flake epoxy flooring
A flake floor is an epoxy base coat with coloured vinyl flakes scattered into it while it's wet, then sealed under clear coats. It costs €60 to €100 a m², hides dust and tyre marks, and has a little texture underfoot.
Free, no obligation. One local installer prices it, not five.
Partial or full flake
- Partial flake: flakes scattered over a coloured base, which shows between them. Less material, a busier look.
- Full flake: flakes thrown until the base is covered, then the loose ones are scraped off and it's sealed. Thicker, tougher, the usual garage floor.
Flake blends are mixes of three or four colours: greys and black for garages, warmer tones in homes.
Where it works
Home garages and workshops, gyms, changing rooms, clinics and waiting rooms, school corridors, kennels and utility rooms. Anywhere the floor gets dirty and still needs to look tidy.
Slip and texture
The flake gives a slight texture. Under a thick clear coat it can still be slippery when wet. Add grit to the last coat for a floor that gets wet. See anti-slip flooring.

Questions people ask
Is flake flooring good for a garage?
It's the usual choice: it hides dirt and chips, and a full flake build is thick and tough.
Does flake epoxy chip?
A dropped tool can chip any coating. Flake hides small chips, and a patch can be re-flaked and sealed.
Is flake slippery?
Less than a smooth gloss coat, but it can still be slippery when wet without grit in the top coat.
How is it cleaned?
Sweep and mop. Most household floor cleaners are fine; avoid harsh solvents.
