Epoxy flooring cost in Ireland

Epoxy flooring costs €30 to €120 a m² in Ireland. A roller coat in one colour on a sound slab is €30 to €50 a m²; a full system with a diamond-ground slab, primer, body coat and top coat is €50 to €120 a m²; flake and metallic floors are €60 to €100 a m².

€2,160 to €3,600

36 m² at €60 to €100 a m², our guide for this finish. Our multiplication, not a quote. Small floors often cost more a m²: the grinder, the set-up and the travel are the same.

  • The prep decides the price: a sound, bare slab costs least. Old paint, oil, cracks and damp add to it.
  • Ask for VAT to be stated on every written price.

How this is worked out

The floor area you pick, times our price guide for the finish: €30 to €50 a m² for a roller coat, €50 to €120 a m² for a full system, €60 to €100 a m² for flake or metallic, €50 to €100 a m² for heavy-duty industrial. The multiplication is ours. Grinding, repairs, damp, steps, edges, coving, access and travel all move the price. It's an estimate, never a quote.

What a whole floor costs

FloorRoller coatFull systemFlake or metallic
A 20 m² room€600 to €1,000€1,000 to €2,400€1,200 to €2,000
A double garage, about 36 m²€1,080 to €1,800€1,800 to €4,320€2,160 to €3,600
A 100 m² unit€3,000 to €5,000€5,000 to €12,000€6,000 to €10,000

Our multiplication of the guide rates, before VAT. Small floors often cost more a m², because the grinder, the set-up and the travel cost the same on 18 m² as on 60.

What sets the price

  • The prep. Diamond grinding opens the concrete so the resin can bond. Old paint, oil, tile adhesive and old coatings take longer to remove.
  • Damp. A damp slab needs a moisture-tolerant primer or a damp-proof membrane system first, or the coating lifts.
  • Repairs. Cracks, holes, spalled edges and joints are filled before the coating.
  • The system. A two-coat roller coat, a thicker self-levelling layer, or a heavy-duty screed.
  • The finish. Flake, metallic, anti-slip grit, coving up the walls, line marking.
  • Size and access. Bigger floors cost less a m². Stairs, tight rooms and a site that stays open cost more.

The DIY sums

A 5 L tin of two-pack epoxy floor paint costs about €110 ex VAT and covers about 30 m² a coat, so about 15 m² in two coats: about €7 to €8 a m² in materials. Add the hire of a floor grinder or the etching kit, rollers, a crack filler and your weekend.

It's the prep, not the paint, that decides whether it lasts. See garage floors, done for you or DIY.

What the quote should list

  • The floor area, measured, and the rate a m².
  • How the slab is prepared: diamond grinding or shot blasting, and the moisture test.
  • The system: primer, body coat, top coat, total thickness, and the product's cure times.
  • Repairs to cracks and joints, edges, coving.
  • The finish and colour, ideally from a sample.
  • How long the space is out of use, and VAT.

Questions people ask

Why do epoxy flooring prices vary so much?

The prep and the system. A roller coat on a clean slab and a thick, ground, primed system on an oily, cracked one are different jobs.

What does a double garage cost to epoxy?

About 36 m²: €1,080 to €1,800 for a roller coat, €2,160 to €3,600 for flake. Use the cost check.

Is epoxy cheaper than tiles?

Often, yes, on a sound slab: there's no adhesive, no grout and no tile to buy. On a slab that needs a lot of repair, the gap narrows.

Do prices include VAT?

Not unless the written price says so. Ask for every price to state it.
