Concrete floor sealing

Bare concrete dusts, stains and soaks up oil. Sealing it stops that. A clear epoxy or PU seal coat is tougher than an acrylic sealer; a densifier hardens the surface without a film. Done for you, a seal coat on a sound slab runs about €20 to €50 a m², most of it the prep.

Free, no obligation. One local installer prices it, not five.

Sealers compared

SealerWhat it doesLasts
Densifier (silicate)Soaks in and hardens the top of the concrete. No film, no shine on its ownLong, it's in the concrete
Acrylic sealerA thin film that cuts dust and stainsWears on busy routes; renewed often
Epoxy seal coatA thin, hard, clear or tinted filmYears on light traffic
PU seal coatLike epoxy, more flexible, UV stableYears; won't yellow

Which one for your floor

  • A store room, plant room or shed that only needs to stop dusting: a densifier or an epoxy seal.
  • A garage: a seal coat stops the dust but won't hide oil stains or take hot tyres like a full coating. See garage floors.
  • A polished or exposed concrete look you want to keep: a clear densifier or a matt PU.

Before sealing

Even a clear seal needs clean, open concrete: oil and old paint ground off, the dust vacuumed. A sealer on a dirty slab seals the dirt in.

Materials for a two-pack floor sealer cost from about €2.60 a m² a coat, ex VAT.

A photo that works

  • Daylight, or every light on.
  • From the doorway, so most of the floor is in the shot.
  • Cars, bikes and boxes can stay where they are.
  • Hold the phone at chest height, level, not pointed at your feet.

Questions people ask

How do you seal a concrete floor?

Grind or clean it back to open concrete, vacuum, then roll on the sealer in thin coats.

Does sealing stop concrete dust?

Yes. A densifier hardens the surface; an epoxy or PU seal puts a film over it.

How often does a sealed floor need resealing?

Acrylic sealers wear fastest. Epoxy and PU seal coats last years on light traffic.

Is sealing cheaper than an epoxy coating?

Yes, but it does less. It stops dust and light stains; it won't cover a patched slab.
